The country’s rapid economic expansion, urbanization, and increasing population have contributed to the rising demand for housing and commercial properties. This has created numerous opportunities for investors, developers, and individuals looking to buy or sell real estate in Ethiopia.



Ethiopia’s real estate market can be divided into residential, commercial, and industrial sectors. In the residential sector, there is a growing demand for affordable housing due to the increasing urban population. The government has implemented various initiatives to address this demand, such as the Integrated Housing Development Program (IHDP).

The IHDP aims to provide affordable housing units to low and middle-income individuals through partnerships with private developers. Additionally, there has been a rise in the construction of high-end residential properties in major cities like Addis Ababa to cater to the growing middle and upper-class segments of the population.

The commercial real estate sector in Ethiopia is also witnessing significant growth. The country’s economic development has attracted foreign direct investment (FDI) and multinational companies, leading to an increased demand for office spaces, retail outlets, and hotels. Addis Ababa, as the capital city and economic hub of Ethiopia, has seen a surge in commercial property development. The city is experiencing a construction boom with the establishment of new office buildings, shopping malls, and hotels.

The industrial real estate sector is another area of opportunity in Ethiopia. The government has been actively promoting industrialization through its Industrial Parks Development Program. These industrial parks provide infrastructure and incentives for local and foreign investors to set up manufacturing facilities. As the capital, Addis Ababa is experiencing rapid urbanization and economic growth, leading to a significant demand for real estate properties. As a result, several major real estate companies have emerged in Addis Ababa to cater to this growing market. Here are some of the prominent real estate companies operating in the city:

1. Noah Real Estate PLC: Noah Real Estate is one of the leading real estate companies in Addis Ababa, known for its high-quality residential and commercial properties. Within 10 years, Noah has constructed and is constructing a total of 29 projects. The company offers a wide range of services, including property development, property management, and property sales. They have successfully completed numerous projects in prime locations across the city. Noah Real Estate PLC was established in 2013 G.C. and has since delivered 16 residential, 5 commercial, and 8 mixed use mid to large-scale projects, with additional 10 projects under development at various sites in Addis Ababa.

2. Sunshine Real Estate PLC: Sunshine Real Estate is another well-established real estate company in Addis Ababa. They specialize in developing residential properties, including apartments, villas, and townhouses. The company focuses on providing modern and sustainable housing solutions to meet the needs of different segments of the population.

3. Ayat Real Estate PLC: Ayat Real Estate is a renowned real estate developer in Addis Ababa with a strong presence in both residential and commercial sectors. They have developed several large-scale projects, including gated communities, shopping centers, and office buildings. Ayat Real Estate envisages to put roof over the heads of thousands more in the years ahead. In the previous years, Ayat has handed over more than 7,000 residential homes, 1,000 commercial outlets and created job opportunities for more than 15,000 Ethiopians.

Ethiopia is a country located in the Horn of Africa and has experienced significant economic growth in recent years. However, the real estate market in Ethiopia is still developing and faces challenges in terms of affordability for the majority of the population.

Location plays a crucial role in determining the affordability of real estate houses in Ethiopia. In major cities like Addis Ababa, the capital city, and regional capitals such as Dire Dawa and Bahir Dar, the cost of housing tends to be higher compared to rural areas. This is due to factors such as proximity to amenities, infrastructure, and employment opportunities. In urban areas, there is often a higher demand for housing, which drives up prices.

Size is another important factor affecting affordability. Larger houses with more rooms and amenities tend to be more expensive than smaller ones. The size of the house also depends on the needs and preferences of potential buyers. 3. Luxury Housing: Addis Ababa also offers luxury housing options for those seeking high-end properties with premium amenities and prime locations. Luxury houses can be found in upscale neighborhoods like Old Airport, Sarbet, and CMC. Prices for luxury housing can start from around 20 million ETB and go up to several tens of millions of ETB.
